Wheaton's established colonial blocks and tree-lined streets define the character of 60187, but they also define the constant battle with your driveway. Those mature maples and oaks that shade the neighborhood also drive root heave, hold moisture against the pavement, and create the freeze-thaw damage that cracks and potholes every spring.

Chicago Asphalt Paving has been serving Wheaton homeowners and property managers since 2011. We know the glacial clay soil that holds water, the freeze-thaw cycles that wreck asphalt, and the tight side drives and long parkway aprons that need careful work. When your driveway needs repair, resurfacing, or replacement, we show up with a written estimate that names the thickness and tonnage, and we explain what will actually hold.

Asphalt Paving in Wheaton (60187)

Wheaton's housing stock is a mix of older colonials and established ranches, most with driveways that have been in place for twenty to thirty years or more. The parkway maples that make the neighborhood beautiful also mean root pressure, shade that traps moisture, and moss growth on surfaces that don't dry quickly. The soil beneath is heavy glacial clay that holds water and expands when frozen. Every winter brings forty-odd freeze-thaw cycles, and every spring brings potholes, heaved aprons at the garage, and alligator cracking wherever the base has softened. Snowplow blades scar the edges every February. The result is that driveway failure in Wheaton is not a question of if, but when and how much it costs to fix.

Our team has been paving driveways, parking lots, and private roads across the Chicago area and surrounding suburbs since 2011. We work in Wheaton and the surrounding DuPage County communities. We've seen every failure mode the climate and soil can produce, and we know which repairs will hold and which ones throw money away.

How a Job Works in Wheaton

We start with a free on-site visit. We measure your driveway, look at the base condition, check for water drainage problems, and walk the edges and apron. We listen to what you've noticed: where it's heaving, where water pools, where the cracks started. We take photos and notes. Then we write a detailed estimate that names the square footage, the thickness of new asphalt we'll compact, the tonnage, and the price. No surprises.

When you approve the estimate, we schedule the work during the paving season, April through November. If it's a repair or resurfacing, we cut out the failed section or the top layer, prep and compact the base, and lay new asphalt to the thickness we promised. If it's a full replacement, we remove the old asphalt, grade and proof-roll the base to make sure it's solid, and build the new drive to spec. Wheaton's tight lots and narrow side drives mean we work carefully around your property, your neighbor's fence, and any landscaping. We keep the site clean and haul away all debris.

When we're done, we walk the job with you, answer your questions, and leave the property clean. We give you care instructions for new asphalt: no sealcoating for the first six to twelve months while it cures, and keep heavy vehicles off the edges until it's fully hardened.

Asphalt paving in Wheaton runs from pothole repairs starting at $450 to full driveway replacement. A residential driveway resurfacing typically runs from $4 per square foot, and a new driveway installation starts at $6 per square foot. A full replacement, which includes removal and base prep, starts at $7 per square foot. Parking lot resurfacing starts at $650. Private road and HOA paving projects start at $15,000. The actual cost depends on the square footage, the condition of the base, drainage issues, and whether you need removal, grading, or full-depth repair. We'll give you a written estimate with all the details on site. Call us at (312) 878-9687 for a free estimate, or email to set up a time that works for your schedule.

My driveway has alligator cracking across most of the surface. Can you patch it, or do I need a full replacement?
Alligator cracking means the base has failed. Patching throws money away because the base will keep moving and the new asphalt will crack the same way. Once the cracking covers thirty to forty percent of the surface, resurfacing or replacement is the honest recommendation. We'll look at it on site and tell you which one makes sense for your driveway and your budget.
There's a heaved section at my garage apron that's holding water. Is that a safety issue, and what does it cost to fix?
A heaved apron is a drainage problem. Water pools there, freezes in winter, and makes the problem worse every year. It's not an emergency, but it needs fixing before the next winter. We can cut out the heaved section, regrade the base to drain away from the garage, and repour the apron. That's typically a $1,800 to $2,500 job depending on the size and the base condition. We'll measure it and give you a firm price.
Do I need a permit from the Village of Wheaton to repave my driveway?
Permit requirements vary by the work you're doing. A simple resurfacing of an existing driveway usually doesn't require a permit. A driveway extension, widening, or apron work might, depending on local stormwater rules and impervious surface limits. If you're doing a full replacement that changes the grade or drainage, the Village of Wheaton may require a permit. We help you navigate local permitting, and we always recommend asking the Village Building Department before work starts. You can reach them at the Village of Wheaton offices on Main Street, or call ahead to confirm what applies to your job.
My driveway is only ten years old, but it's starting to crack. Should I seal it, or is there something else I should do?
If the cracking is light and scattered, those are normal shrinkage cracks in asphalt. They don't mean the driveway is failing. Keep an eye on them, keep the surface clean, and let us know if they spread or if water starts pooling in them. Do not seal the driveway yet. New asphalt needs six to twelve months to fully cure before you seal it. Once it's cured and the cracks are stable, sealcoating can help protect the surface, but that's a separate conversation and a separate contractor. For now, just watch it.
I have an HOA in my neighborhood. Do I need approval before I repave my driveway?
Many HOAs in Wheaton have architectural standards that govern driveway materials and color. Some require approval before any exterior work. Check your HOA documents or contact your HOA management company before you call us. If your HOA has restrictions, we work with those restrictions. We can discuss material options and colors that will meet the standards. Once you have HOA approval, call us and we'll give you an estimate.
Are you fully insured for work at my Wheaton home?
Yes, we are fully insured. We carry general liability and workers compensation insurance. Before any work starts, we'll provide proof of insurance to you. If you have an HOA, we can provide it to them as well.
My driveway has a few potholes, but the rest looks okay. Can you just patch them, or do I need to do the whole thing?
If the rest of the driveway is in decent shape, patching the potholes is the right move. Potholes are usually a sign of a soft spot in the base or poor drainage in that area. We cut out the pothole, prep the base, and fill it with new asphalt. A pothole repair typically runs $450 to $600 depending on the size. If you have just a few potholes and the rest of the surface is solid, you can get several more years out of the driveway. Once the cracking gets wider or more potholes appear, resurfacing becomes the better choice.
